The 4 homes in Forest Creek that are in the active status on the MLS include 2 short sales and 1 that is bank owned. There is at least one additional foreclosure that should be coming on the market in the next month or so.
So far this year, there have only been 3 closed sales. For a neighborhood this size, it is unusual to have so little activity at this point of the year, but my theory is that only those who must sell are currently on the market, and those who might like to sell are holding off until prices improve.
I am working with 2 different buyers (one needs a single story, the other is open) who really like this neighborhood, so we are watching for any new listings. Please let me know if you hear of anything!
