The Lake Forest II Association will be hosting another Comedy Night on Friday, May 22 (Memorial Day weekend.) 

This is the best entertainment that $15 can buy!  The price includes acts by 3 professional comedians and lots of good munchies.  The bar will be open with special “comedy night” prices of $1 each for beer or wine. 

I have been to these many times, and have never been disappointed.  Alisa, the Recreation Manager at LFII, does a great job setting these events up.  She will be putting the list of comedians up on her website soon, so check there if you want more details.   You can even buy your tickets online (but I’m going to save the handing fee by getting mine in person.)

This may sell out, so get your tickets early.  I will be there – please join me!

Forest Creek has always been one of my favorite neighborhoods in Lake Forest.  While there are quite a few original owners who still live there, it continues to be very attractive to younger families who like the cul de sacs, the excellent elementary school, and the proximity to the Serrano Creek Park.

There are currently 7  homes for sale in the MLS, with one in escrow.  There have been 2 closed sales this year.

Sales in the Lake Forest Keys are fairly slow this time of year.  Part of it is due to the prices being the highest in the city, and the fact that people actually have to qualify for their loans.  There is a lot of competition from homes in the beach areas where values have fallen dramatically over the last 2 years.  When a remodeled lake front home was half the price of a tiny fixer in a beach town (but not with a view) it was a very good trade-off to buy a lake front home with a dock.  Now, you can buy a decent home in Laguna, Dana Point, or even Newport with a “peek view” for around $1 million, so buyers have more choices of special properties.

There have been 2 sales closed so far this year – one on the water, and one on the greenbelt.  There are 12 homes currently on the market – 2 greenbelt homes, and 10 waterfronts.  Take a look and see if there is one you like!

There have been 2 closed sales in Ranchwood this year – both bank owned homes.  There are also 2 short sales in escrow today.  Since the bank has to approve the short sales, we don’t have any idea how soon these will close.

After a long time with very little activity in the Oaks, we finally have some action!  In the last week, 2 homes have gone in to escrow.  Now we just have to wait for the closing numbers to see what they sold for.  A total of 3 homes are now in escrow, but the 3rd is a short sale, so the closing date is up in the air.
