The Lake Forest Keys neighborhood includes 500 homes built around the 34 acre man-made lake. The Keys were built by at least 7 different builders. About 350 of them are located on the lake front, with the right to have a private boat dock. The others are situated on beautiful wide grassy greenbelts.
Driving through this neighborhood, you really can’t see much of the houses because the fronts of the homes are away from the street (facing the lake or greenbelts.) The front doors are located on the side of the house, and usually behind a gate, so there is a very private feeling to the community.
Most lots are only 30 feet wide and average 110 feet deep, so they don’t have very large yards! A few are located at the ends of the street, and have extra wide lots – ranging from 50 to 75 feet. These are called “point homes”, and are considered the premium lots because they have water on 2 sides and some of the best views.
Originally, the homes ranged from 1350 square feet up to 2700 square feet, but over the years, many have been substantially improved and expanded. I am aware of at least one point home that is over 4500 square feet.
The recent prices in the Keys have ranged from the mid-$400′s for small (original condition) greenbelt homes, up to $1.5 million for a customized and expanded waterfront point home.
Dues in the Lake Forest Keys support the maintenance of the lake, the private streets, street sweeping, and yard maintenance for both the greenbelts and the individual lots. Dues in 2010 are $177 per month. Additionally, the Keys Homeowners pay $58.75 to the Lake Forest Master HOA, for a total of $235.75 per month.
